We provide complete void property turnaround services for housing associations, local authorities, landlords and property managers. From end-of-tenancy inspections and remedial works through to decorating, flooring, repairs and final handover, CBS provides a single point of contact to return properties to a safe, compliant and ready-to-let condition.
1. Initial Void Inspection
Our initial void inspection begins with a full survey of the vacant property, capturing a comprehensive photographic condition report and clearly documenting the state of each room and key building element.
Using this information, we identify all required remedial works and agree a transparent, itemised programme of works with you so that scope, priorities and costs are fully understood from the outset.
2. Making Safe and Compliance
Once the initial inspection is complete, we make the property safe by carrying out a full electrical inspection, remedial works and testing to current standards, alongside fire alarm and smoke detection system checks, testing and fault rectification.
Where applicable, we also undertake emergency lighting inspection and commissioning, assess and repair locks, door mechanisms and access security, and complete plumbing isolation, capping and drainage checks to prevent water damage and support overall fire and life safety compliance.
3. Property Refurbishment
We coordinate and complete all agreed refurbishment works required to return each void property to a safe, compliant, and presentable ready-to-let standard, providing a single, accountable point of contact throughout.
4. Cleaning and Final Works
Our Cleaning and Final Works service includes full clearance of all abandoned furniture, fixtures, fittings and waste left by the previous occupant, followed by a thorough deep clean of all rooms, surfaces, fixtures and fittings throughout the property, together with systematic snagging inspections to record any outstanding defects or items requiring further attention, and completion of all final remedial works to resolve identified snags and present the property to a fully lettable standard.
5. Ready-to-let Handover
At completion, we provide a full set of completion photographs documenting the finished condition of every room and element, supply all relevant certificates and test documentation including compliance certificates, electrical test reports and fire safety records, and formally hand the property back with keys returned in a fully lettable condition, ready for the incoming tenant.
